Landlord gas safety checks in Newbury

Newbury's terraces and family homes are mostly on mains gas, so the yearly safety check and record are part of nearly every let.

What is different in Newbury

Housing standards in Newbury are handled by West Berkshire Council, while the Health and Safety Executive enforces the gas safety regulations.

Older terraces in the town sometimes still have gas fires in front rooms, connected to the original chimneys. If you provide a gas fire, it and its flue are part of the annual check. If you would rather not maintain it, have a Gas Safe registered engineer disconnect it properly and record that.

Keep the last two years' records for each property. If a tenant, an agent or the council asks for them, you should be able to produce both straight away.

The rule, in brief

Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must keep the gas pipework, appliances and flues they provide in a safe condition and have each appliance and flue checked every 12 months by a Gas Safe registered engineer. Keep the record of each check for two years. Give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.

Questions from Newbury landlords

How long do I keep gas safety records?
At least two years for each record. Many landlords keep them longer as a history of the property.
